Seller questions

Good questions, straight answers.

What does it cost to sell a home in Florida?
The main costs are the brokerage commission, which is always negotiable, and Florida’s documentary stamp tax on the deed, $0.70 per $100 of the sale price. In Osceola and Orange counties the seller customarily pays for the buyer’s owner’s title insurance policy. You may also see prorated property taxes, association estoppel fees, the payoff of your mortgage and any repairs or credits agreed with the buyer. We give you an estimate of your net proceeds before you list.
When is the best time to list a home in Celebration?
There isn’t one best month. The right time depends on how many similar homes are for sale in your village, how quickly they’re selling and your own plans. We review current listings and recent sales with you and suggest a timeline, including the weeks of preparation before your home goes live.
Should I make repairs or renovate before I sell?
Usually, focused preparation pays off more than a renovation. Fixing what an inspection would flag, especially roof, plumbing, electrical and HVAC items that affect a buyer’s insurance, along with fresh paint, landscaping and a deep clean, helps buyers see the home at its best. Large projects rarely return their full cost before a sale. We walk through the home with you and tell you what is worth doing.
How is my asking price decided?
We prepare a comparative market analysis using recent sales of similar homes nearby, adjusted for size, condition, updates, lot and location, along with the homes you would be competing against today. If your buyer is financing, the lender’s appraisal will also need to support the price. You make the final decision; our job is to show you the evidence clearly.
Can I sell my home and buy the next one at the same time?
Yes, and we coordinate both sides. Common approaches include making your purchase contingent on your sale, arranging to rent your home back from the buyer for a short time after closing, using bridge financing, or scheduling both closings on the same day. Your lender can tell you which options fit your finances.
Can I sell while living out of state?
Yes. We can manage access, showings and vendors here in Celebration and keep you updated throughout. Documents are signed electronically, and Florida allows remote online notarization, so you can often close without traveling.
